The Housing Choice Voucher Program uses Federal funds to provide rental assistance to low income families and individuals. Section 8 participants who are income eligible find private rental housing which fits their needs and which meet certain requirements. The Housing Authority pays a Housing Assistance Payment (HAP) directly to the owner towards the monthly rent and the family pays the rest of the cost of rent and, if eligible, utilities. The amount of HAP is determined by the size of the unit, utilities, size of the family, and their monthly income.
The Public Housing Program was established to provide decent and safe rental housing for low-income families. The single family, three-bedroom houses and duplex units are located in six Lancaster neighborhoods. Eligible families are screened and take classes that enable them to be responsible tenants. The family pays rent based on their gross income. To be eligible for participation, an applicant must meet HUD’s criteria as well as any permissible additional criteria established by the Housing Authority.
FMHA offers all Housing Choice Voucher (HCV) holders and Public Housing residents the opportunity to participate in the Family Self-Sufficiency Program (FSS). A 5 yr contract is established between the family and FHMA to determine goals and services needed to achieve these goals. An interest bearing escrow account is established by each qualifying family or participant.
The Homeownership Program gives qualified families the option to use their HCV subsidy toward a mortgage rather than renting. By working with other area agencies and local mortgage lenders, FMHA makes it possible for participants to move from rental housing into affordable homes.
The Housing Counseling Program offers advice and information to families and individuals interested in homeownership training and purchase counseling. Our program helps clients understand the home-buying process, find solutions to being behind on mortgage or rent, work with lender to save homes from foreclosure or work with landlords to prevent eviction. |

Fairhaven Place (Permanent Housing Program) Lutheran Social Services 1681 East Main Street Lancaster, OH 43130 740-653-2265 Office hours: Monday-Friday, 8:00 am—5:00 pm Fairhaven Place is a program that provides permanent housing and case management for 17 low income homeless adult men and women who have a section 8 voucher from Metro upon move-in. Individuals must apply and be accepted into the program and be willing to work on goals to gain self-sufficiency.
Habitat for Humanity of Fairfield County 3476 Cincinnati-Zanesville Road, NE PO Box 2392 Lancaster, OH 43130 740-654-3434 Hours: Monday-Friday, 10:00 am - 3:00 pm Habitat for Humanity of Fairfield County is a nonprofit, Christian ministry dedicated to helping qualified families obtain a home of their own and to make adequate, affordable housing a matter of conscience and action. Families that apply must demonstrate need, ability to pay and the willingness to partner with Habitat. Through volunteer labor, donations and the help of the family, Habitat builds affordable houses. These houses are sold to the family at cost, no profit and a no interest loan. |

Transitional and permanent housing is also available for individuals with serious mental health disabilities.
